How to complete an Income Related Rent (IRR) change

This guidance will show the BUSINESS SUPPORT team how to update a tenant income-related rent (IRR) as notified by the BOS notification.

  1. Click on Tenancies under Housing to view all the current tenancies.
  2. Open the tenancy that requires an IRR change.
    Note: Rent needs to be generated on the tenancy.
  3. Go to the RENT & BALANCES tab.
  4. Click New Tenancy Rent Update in the Rent Payable updates table.


  5. A warning box will pop up saying 'check payment split', click yes.


  6. Enter the start date of the change.
  7. Enter the new IRR amount in the Tenant Contribution box.
  8. In the comments box make note of the IRR change.
  9. Click Save & Close at the top.
  10. On the RENT & BALANCES tab, in the first table check if the new IRR amount has been added.
    Note: The previous rent charge should end the day before your next rent charge.

How to notify the tenancy manager of the IRR change

This guidance will show you how to notify the tenancy manager of the income related rent update on the tenancy.

  1. Click on Tenancies under Housing to view all the current tenancies.
  2. Open the tenancy that has had an IRR change.
  3. Navigate to the OVERVIEW tab.
  4. Find the table NOTES & ACTIVITIES.


  5. Use the template ‘"Email to TM- IRR change”.
  6. Add the missing information in the template as per what is stated on the BOS notification.
  7. Send to the Tenancy Manager of the tenant.

How to update an IRR change

This guide will show you how to update an income related rent. This guide should be used when a BOS notification supersedes a previous IRR change.

  1. Click on Tenancies under Housing to view all the current tenancies.
  2. Open the tenancy that requires an IRR change.
    Note: Rent needs to be generated on the tenancy. How to generate tenancy rent.
  3. Go to the RENT & BALANCES tab.
  4. Select the top IRR change line.
    Note: ensure that the start date of the line selected is in the future and that rent has not been generated for that period. If it is not a future date, complete the IRR change as per instructions on page 1.
  5. Click Deactivate.


  6. A pop-up will appear, click Deactivate.


  7. The future IRR line would now have disappeared. Double-click on the top IRR line to open.


  8. Remove the end date.
  9. Save & Close
  10. Update the new IRR.
